Construction Management

Project Wrap-Up

At the conclusion of your project, Jobco takes every step necessary to ensure that your project has been completed to your satisfaction and that your building is ready for occupancy.

Punch List

The punch list is an itemized account of what needs to be achieved in your project to assure it is the condition agreed to in the contract. Typically, you will have an opportunity to create the punch list before closing, which will then be agreed to by Jobco and the trade contractors and attached to the closing documents. Although there may be anywhere from 30 to 60 days in which to complete punch list items, depending on the contract, we always attack the punch list immediately so that the project is completed as quickly as possible.

Clean-Up

At the conclusion of your project, we provide safe, quality clean-up services and recycling opportunities, including removing of all construction dirt, dust, scrap, and debris. We do all that we can so that you can get back to business. When we are through, your new building or facility will be ready for occupancy.

Lien Waivers

Upon completing the job, we will obtain a final lien waiver from each trade contractor contingent on payment, either partial or final, and through the date of the invoice.

Certificate of Occupancy

As your Construction Manager, Jobco will assist the Owner and Architect to apply for and obtain a Certificate of Occupancy for the building. We will coordinate inspections by the Municipal Building Department to ensure compliance with the laws and ordinances of the jurisdiction.

As-Builts

The conditions of a development after construction are shown in the as-builts documents. They are compared to approved architectural plans to identify any major deviations. Once they are submitted to Jobco, after careful review, Jobco quickly submits the final signed and sealed documents that become part of the acceptance package.
